Research the Neighborhood

Neighborhood Evaluation Techniques:

Talk to the neighbors and visit local businesses.

Go by the house at different times of the day.

Consider the quality and proximity of schools, transportation, entertainment, health care; also consider the job growth rate, traffic, climate, property values, pollution, zoning codes, and crime rate.

Make sure you are comfortable with all of aspects of your neighborhood.

Look for compatibility of the house and the neighborhood, that the exterior and landscaping “fit in”.

Check around the immediate area to be sure there are no railroads, airports, prisons, sewage plants, garbage dumps, landfills, or anything else that may reduce the value of the home.

Be extremely wary of houses where tragedies occurred, such as murder or suicide, and be wary of new developments because in a few years, your neighborhood may not look like the same one you bought into.

If you want to establish stability and permanence, it will be more important for you to consider the condition of the house, local schools and neighborhood instead of market conditions.
